Included within the pricing is as many meetings or site visits as is required to complete our work. However if vast amounts of work are written off and re-done, there will be additional charges. I will do everything I can to make sure this doesn’t happen.

Feasibility study
Explore your proposal in detail.
Research similar projects locally to see what may or may not be permitted.
Produce a detailed cost analysis of the proposed project.
Put together some ideas and potential features of the proposed project.
If you already know exactly what you want then it just needs to be drawn up.

Planning drawings:
Produce to-scale elevations and layout plans of the existing property.
Produce to-scale elevations and layout plans of the proposed changes to the property.
Put together and submit your planning application.
If you know you want to do something, but you need some guidance.

Design and planning drawings
Work with you to design your perfect extension, alterations or new home.
Design a budget or to a specific set of requirements.
Produce a 3d digital render to aid with visualisation.

Building Control drawings & Structural calculations
Produce a set of plans showing all important structural elements and how the building will comply with the building regulations.
Where necessary carry out a site survey and dig a test hole to inspect ground conditions.
If you want a more detailed set of plans for your contractor to work from.

Working Drawings
On more complex projects, there are usually elements of the project that will need more detailed plans to carry out than what Building control requires. These additional drawings aren’t strictly necessary but may make the project run smoother and help achieve the desired finish. (For example the locations and quantities of lights, sockets, radiators etc.)
For your peace of mind, I can also produce a full list of individual jobs and their sizes to carry out on your project, ensuring that nothing is left out of any quotes you receive. Giving this to someone quoting the job will make it much easier for them to give you an accurate quote.
If you want to work with me on your kitchen design too. I charge for the design and then don’t mark up the kitchen. Our suppliers aren’t on the high street so we can save you a lot of money.

Kitchen Design
Work with you to understand your requirements.
Produce a kitchen design and specify units.
Source samples for all aspects of the kitchen.
Provide a materials list and final quote for all aspects of the kitchen.
If you want me to help choose and source the materials and produce a full information pack for your project.
This will include everything from the other elements of the design work and present it concisely alongside any other information that might be required for you to obtain quotes and have the work carried out.
Typically these would be produced for large projects with lots of elements.
